Course 1 | Landlording: Simplified.

We will guide you through developing landlord processes that will simplify landlord life.

This course will guide you step by step through developing your own landlord systems and understanding the nuances involved in becoming a landlord. Included will be developing a “team,” choosing a rental payment method, developing your lease, developing an application criteria, and more.

When we became accidental landlords in 2011, we had no idea what we were doing. We stumbled through pricing. We had no idea how or where to market our property. We had no application criteria. We had ZERO idea of what we were getting into.

What happened was our unit was vacant far longer than we could afford. We took the first person who applied and had a lot of stumbles along the way.

The unit was damaged. When she’d call about repairs, we were on high-alert because we didn’t have a process in place. She would drop her checks off at our house (usually late).

We had no strategy in 2011.

We made mistakes, but we learned from them.

In 2013, we decided to make a buy and hold real estate investment. We bought a 3-flat, lived in one unit, and rented out the others. By this time, we knew what we were doing.

  • We had a marketing plan and automated scheduling system for showings.
  • We new how to price our unit correctly.
  • We had an application criteria that we communicated clearly to avoid showings for people who didn’t meet the criteria.
  • We had a handyman contractor that we could rely on for repairs.
  • We had a cleaning service that we had a relationship with.
  • We had systems for auto-payment of rent (no more late rent!)
  • We had a transparent system for familiarizing new tenants with our property, lease, and systems.
  • We had basically learned how to automate our biggest stress.

You can do this too.

In our 3-part class series, you will develop these strategies and automate your own rental property procedures.

In Class One - Landlording: Simplified, you will develop your systems and procedures for building a team, negotiating pricing with your team, choosing a payment system, determining your property policies, and writing your lease.
